- Clean Up & Debris Removal — Remove the rat debris and droppings throughout the crawlspace floor (1,000 sq ft).
- Vapor Barrier 10 mil — Remove the existing degraded plastic sheeting and install a new 10 mil vapor barrier across the crawlspace floor (1,008 sq ft).
- Sister Joist — Sister three (3) 2x8x12 joists at the moisture damage located next to the crawlspace access point.
- Dehumidifier w/ Condensation Pump — Replace the non-functioning dehumidifier with an Aprilaire E100 (100-pint) unit, with a new condensate pump installed (1 ea).
- Duct Repair — Patch the damaged ductwork in the crawlspace (1). — included, no separate charge.
- Rodent Exclusion — Inspect the foundation perimeter of the crawlspace for visible rodent holes and seal any holes found with wire mesh and foam from the inside. — included, no separate charge.
- Miscellaneous — Loose cables lifted and secured off the crawlspace floor. — included, no separate charge.
Scope: clean out of the rat debris and droppings throughout the crawlspace; removal of the existing degraded plastic sheeting and installation of a new 10 mil vapor barrier across the crawlspace floor; sistering three (3) 2x8x12 joists at the moisture damage next to the access point; replacement of the non-functioning dehumidifier with an Aprilaire E100 (100-pint) unit and a new condensate pump; patching the damaged ductwork; inspection of the foundation perimeter for visible rodent holes, sealed with wire mesh and foam where found; and loose cables lifted and secured off the crawlspace floor.
Notes: jobsite will be left clean once the work is completed. Access is through the existing crawlspace access point; the property is tenant occupied — someone will be there to give access when we knock. Keep the condensate pump discharge clear.
Warranty: 12 months workmanship on the vapor barrier, duct repair, rodent exclusion and the structural sistering; 5 years on the Aprilaire E100 per the manufacturer's warranty.
Not included: beam, pier or foundation work; mold, fungus or disinfectant treatment; access door or vent replacement.
